ABOUT US Mission Statement:
The firm operates as an investment vehicle. The investment focus
involves residential and commercial real estate, land, real
estate related mutual funds and public companies. Investments are
centered on domestic properties but international opportunities can
be found in the portfolio.
Our current focus is targeted at bank owned REOs and pre-foreclosure
properties. The company adopts a deep value approach to purchases
of the target investments. FBREI sources these properties through
financial institutions or well established licensed real estate
brokers. REO properties are purchased, refurbished and sold in the
open marketplace using well established brokers and multiple
listings. Pre-foreclosure properties are sourced directly and
by advertising in
local newspapers. The market area for direct real estate
investments includes the New York City/Metropolitan area. The focus
is on northern New Jersey and southern New York State for both
residential and commercial properties.
The second phase involves a longer term buy and hold strategy. The
goal of such investments is positive cash flow derived from rental
income along with capital appreciation. Single family residences,
multi family properties, mixed-use properties, shopping centers,
office buildings, retail space, commercial warehouse and apartment
complexes are typical real properties found at this stage. Business Philosophy:
Cautious but consistent growth best describes the business
philosophy. We are seeking good properties in strategically
desirable locations that are owned by distressed sellers. All
decisions are made by all of the Managing Directors. A 100% vote is
required for all investments. Core Competencies: The key strength is the cohesiveness and experience of the management team. The firm is well capitalized with access to additional funds from the Managing Directors either through subordinated demand loans or additional cash equity infusion. Additional outside sources of interest have also been identified.
